LAND DEVELOPMENT AND SUBDIVISIONS

 

Developing a parcel of land with a building or other facility sounds like a simple task but can, in fact, involve dealing with regulations on several different levels.  In Pennsylvania, a landowner wishing to develop property will deal mainly with officials at the municipal (city, township or borough) level.  However, depending on the size and type of development, other agencies at the county, state and federal level may be involved.  Items to be addressed may include some or all of the following:

 

  • Zoning regulations (permitted uses, dimensional regulations, parking, etc.)

  • Subdivision/land development regulations

  • Sewage planning and design

  • Stormwater management

  • Erosion/sediment control during construction

  • Wetlands impacts

  • Floodplain impacts

  • Driveway permits (local or state)

 

Since 1980 I have been working with landowners to navigate the maze of land development regulations.  These projects range from simple accessory buildings for a homeowner to major new facilities for international corporations and include:

 

  • single family residences and accessory structures

  • vehicle and equipment storage buildings

  • poultry barns

  • office buildings

  • restaurants

  • automobile dealerships

  • self-storage facilities

  • wineries

  • free-standing retail stores

  • shopping centers

  • business parks

  • industrial plants

 

I have also been involved in many single family and townhouse residential developments.  These plans range in size from just a few houses to 400+ units.

 

No matter what the size, your project will receive the benefit of all my experience.  Before any work begins you will receive a detailed timeline outlining the various steps that need to be taken to obtain approval of your project.  You will be advised if there will be any special permits required and if any other consultants will be needed.  If applicable, I will personally represent you and your plans before municipal boards or any other regulatory body that may be involved.  I pride myself on forming and maintaining good relationships with people in regulatory agencies.  My primary goal is to guide you through the process as quickly and efficiently as possible.  Your satisfaction is key.
